Frequently Asked Questions
How long does a double storey home build take?
Most SJD double storey plans for the upper end of SJD’s typical 6–12 month range from contract to keys for a double storey.
Typical breakdown (double storey)
Pre-site & approvals:
Siting and soil test, working drawings, engineering and energy rating, colour/electrical selections, developer approval (if needed), building permit and finance sign-off.
Construction: remainder of the program.
On-site works progress through Base → Frame → Lock-up → Fixing → Completion. Double storeys take longer than single storeys because there’s more structure, services and fit-off across two levels. Your Site Supervisor updates you at each stage.
Post-handover care: within 3 months.
SJD Homes schedules a maintenance inspection and completes agreed touch-ups during the 3-month maintenance period.
What can move the timeline
Weather, design complexity (double vs single; customisations), site conditions (demo/knockdown, slope, drainage), materials and labour availability, and council/developer approvals, SJD Homes will guide you through this with clear updates.
How much does a double storey house cost to build?
As a guide, SJD Homes double storey homes start from $350,000 for our smallest double, final price depends on design, inclusions and site costs.
What suburbs do SJD Homes build in?
We build across South East Victoria. If you’re in Melbourne’s south-east growth corridors or nearby regional areas, you’re likely in range. Share your address or postcode and we’ll confirm coverage and siting in minutes.
Will a double storey overshadow my backyard?
We design for natural light and outdoor living, using orientation, window placement and setbacks to minimise overshadowing. Final outcomes depend on council rules and your site.
Can I customise the double storey home plan or additional features?
Yes. SJD Homes lets you tailor a double storey design to your block, budget and lifestyle, from mirror-reversing the plan and resizing rooms to adding a butler’s pantry, home office or ground-floor guest suite, enlarging the alfresco, or adding an upstairs retreat or extra bathroom.
Some changes are limited by stairs, wet-area stacks and structural walls, and may affect price, engineering, approvals and timeline; your Building Consultant will confirm what’s possible for your chosen plan at tender.
What ceiling heights come standard for double storey, and can they be increased?
The ground floor typically comes higher as standard, with a standard-height first floor. Ceiling-height upgrades are offered on many designs, from raising the ground floor to increasing both levels, subject to plan, façade and engineering. We’ll price it clearly in your quote.
Are display features standard or upgrades? Can I get the same look?
Double storey display homes mix Standard Inclusions with paid upgrades. Typical upgrades you’ll see include stone benchtops, 2740 mm ground-floor ceilings (and sometimes 2740 mm throughout), upgraded staircases, larger windows/stacker doors, a fitted butler’s pantry, façade/material upgrades, feature lighting, premium tapware, landscaping and an enhanced alfresco for outdoor living.
Your base price covers the Standard Inclusions; anything beyond that is itemised as an upgrade in your quote and contract.
You can absolutely replicate the display look, your sales consultant will mark to see what’s standard vs upgrade, price the options you choose, and include them in your contract.
Tip: ask for the display spec sheet and prioritise must-haves to stay on budget.
